Kendall, Florida

Kendall is a suburban neighborhood south of metropolitan Miami, and as of the last census the area had a total population of approximately 85,000.

Much of what is now Kendall was purchased from the State of Florida in 1883 by the Florida Land and Mortgage Company, and Kendall was named after Henry John Broughton Kendall, a director of the company who moved to the area in the 1900s to manage development of the land. Since the area was not open to homesteading like many areas to the south of Miami, development was slow well into the 20th century. An interesting history note about Kendall- two Seminole Indian camps were located in the area during Kendall’s early days, and Seminoles continued to live there well into the 1940s.

Kendall has many housing options for prospective residents- from villas, condos and single family homes to town homes and apartments. Neighborhoods like The Hammocks, Country Walk, The Crossings, Kendale Lakes, Kendall West, and Three Lakes are popular subdivisions of Kendall.

Kendall is known for it’s outstanding access to public transportation, and residents enjoy easy access to virtually the entire Miami metro area via Miami Metro rail stops at Dadeland North and Dadeland South stations. Both stations provide service from Dadeland to Downtown Miami, and Miami Central Station at Miami International Airport in 2012. Dadeland South station is a major transit depot for the entire area, connecting the southernmost suburbs of Homestead and Florida City to Metro rail via limited-stop bus rapid transit along the South Miami-Dade Busway.
